High Mortgage Rates Challenge Las Vegas Housing Market
Las Vegas home sellers are increasingly utilizing mortgage buydowns as a tool to attract buyers, as mortgage rates remain elevated above 7 percent. With affordability concerns growing, buyers are seeking creative solutions to manage monthly payments without requiring a reduction in home asking prices.
Mortgage Buydowns Emerge as Key Selling Strategy
According to local real estate agents, the use of mortgage buydowns has become a common request in the Las Vegas Valley. A mortgage buydown allows buyers to lower their monthly payments, making homes more accessible despite high mortgage rates. Sellers cover some or all of the costs associated with bringing down the buyer’s interest rate for either a period of years or for the entire loan.
Prevalence of Buydown Requests Among Home Buyers
Steve Hawks, a veteran real estate agent in Las Vegas, reports that 80 to 90 percent of deals involving mortgage financing now include requests for the seller to buy down the buyer’s mortgage interest rate. He noted that buydown requests are especially common for homes priced between $300,000 and $700,000. “Every offer that I’ve seen (lately) that’s not cash has the sellers buying down the rate,” Hawks said.
Home Sales and Prices in Southern Nevada
Southern Nevada continues to see home sales at historically low levels, with transaction activity roughly matching that of 2025, according to Las Vegas Realtors. However, unlike the aftermath of the Great Recession, home values are staying near record highs even as the number of sales slows. This dynamic places further emphasis on strategies like mortgage buydowns, as sellers want to maintain high listing prices without losing buyer interest.
Competition From Homebuilders and Market Incentives
Sellers of existing homes face stiff competition from homebuilders, who often offer financing incentives through partnerships with lenders. Hawks points out that, in some cases, these incentives make new homes less expensive to purchase on a monthly basis compared to renting a similar property. By contrast, resale homes—even with a mortgage buydown—can remain more costly than new builds that come with such incentives.
Summary
With mortgage rates hovering above 7 percent since September, Las Vegas home sellers are responding to affordability challenges by offering mortgage buydowns to entice buyers and remain competitive. As home values stay high and sales levels plateau, the reliance on buydown incentives and creative concessions is likely to persist among sellers seeking to close deals in a difficult housing market.
